Area 651, for example, identifies Linda Mar in Pacifica; 466 identifies Easton Addition in Burlingame. A shared city name can cover many separate MLS areas, so the number helps make a neighborhood conversation more specific.

How do I find a San Mateo County MLS neighborhood?

Use All communities to return to the county view, or search directly by neighborhood name or MLS number.

Does this map include the San Mateo County Coastside?

Yes. The Coastside view and directory include Pacifica, Montara, Moss Beach, El Granada, Half Moon Bay, and references for Tunitas Creek, San Gregorio, La Honda, Loma Mar, and Pescadero. The separate Coastside PDF remains available in Sources and map editions.

Are the city outlines the same as MLS-area boundaries?

No. The county overview shows city and community geography. Clicking a city opens a separate MLS neighborhood layout adapted from the reference PDF. That detail view preserves the printed layout rather than placing its shapes over street-map coordinates. Street detail is available in the county overview.

Which map editions are used?

The Peninsula neighborhood reference is the Lawyers Title / OttoMaps 2024 map. The supplied Coastside reference does not state an edition date. The county overview uses county GIS data and simplified Census cartography. These are reference sources; confirm a property’s current MLS classification before relying on a boundary.

Why are two neighborhoods available only in the directory?

Woodside MLS area 277 and Moss Beach MLS area 633 have no reliable separate outline in the extracted reference artwork. Their names and codes remain searchable, and the original PDFs are linked for comparison.

How do I confirm the MLS area for a specific address?

This map searches neighborhood names and area codes, not property addresses or live listings. Give John the exact property address so its current listing classification can be checked. A nearby map label, ZIP code, or city name does not establish the MLS area for a property.

How should buyers and sellers use an MLS area?

An MLS area helps organize a property search or a discussion of nearby sales. It does not determine a home’s value by itself. Compare the actual property type, size, condition, setting, and timing of sales. MLS areas also differ from school attendance boundaries; verify those separately for the exact address.
