A decision guide, not a boundary map or a ranking of neighborhoods.

Westlake is a useful place to compare the character of a mid-century home with the practical demands of daily life. Look at the arrangement of living levels, garage access, outdoor space and your route to shopping or transit. This guide covers the broader Westlake search without creating a separate page for every reference-map label.

Daly City’s General Plan describes a Westlake planning area with shopping, multifamily housing and single-family neighborhoods. It discusses Westlake Palisades separately within its Skyline planning area. Planning areas, listing descriptions and MLS labels therefore need not have identical boundaries.

The city’s historical land-use description dates the Westlake subdivision to the early 1950s and describes split-level detached homes. Treat that as background, not a statement that every listing has the same floor plan or ownership type. Confirm the actual property records.

The county MLS reference map includes Westlake Terrace (682), Westlake Heights (683), Westlake Knolls (684), Westlake Palisades (686), Westlake Highlands (687) and Westlake #1 & Olympic (688). These are orientation references; confirm current listing classifications with John.

Tour the levels, not just the bedroom count

For a split-level or multilevel home, follow the route from the garage to the kitchen, from the entrance to the bedrooms and from the living room to the yard. Count stairs and note where you would carry groceries, store equipment or work from home.

A lower-level room should be evaluated through its records as well as its appearance. Ask how the room is described in permits and disclosures and whether it is included in the advertised living area. Do not assume a separate entrance establishes a legal dwelling unit or rental arrangement.

Shopping and transit: test your own routes

Westlake Shopping Center is identified in the city’s planning materials as a major commercial destination. Use it as a reference point for errands, then test the actual route from the property. A short distance on a map can still involve crossings, grade changes or a different preferred entrance.

Daly City BART is at 500 John Daly Boulevard. Use the official station page for current trip planning. Compare the complete journey from home to your destination, including reaching the station and any transfers. This guide makes no blanket walking-time or commute promise.

Parks, open space and changing proposals

The city’s planning materials identify Westlake Park and nearby community facilities as local reference points. Visit the public places that matter to your routine and check current access and program information directly with the city.

For proposed work, check the Westlake Park updates page. At this review, the page reports a withdrawal request from The Olympic Club concerning the proposed field-improvement memorandum. Do not treat older concept drawings or meeting notices as completed improvements.

Build a Westlake pricing comparison that makes sense

Use comparable sales that reflect ownership type, documented space, condition, parking and the home’s particular setting. A larger advertised room count can conceal a very different layout or documentation history. Review the basis for each comparison rather than relying on a single neighborhood average.

If you are selling, gather available permits, improvement information and inspections before choosing projects. A clear floor plan and accurate account of access and outdoor use can help buyers understand the home. John can help prioritize preparation and explain how your property compares with current alternatives. Explore the seller guide and past-sales portfolio.

Westlake sub-areas: organize the search without assuming uniformity

The city’s planning framework and the MLS reference directory divide the broader area differently. Keep the listing’s actual address and current classification in your notes. When comparing Terrace, Heights, Knolls, Palisades, Highlands or Westlake #1 & Olympic reference areas, do not assume the name establishes the same building type, street grade or route to services.

For a meaningful first tour, select homes that meet the same room and budget requirements in two reference areas. Walk the entry-to-kitchen route, inspect garage dimensions and test the journey to your chosen shopping destination. Repeat the routine from the other property.

Coastal planning context: check the parcel

Daly City’s General Plan treats Westlake Palisades within its Skyline planning discussion because of coastal-zone context. That is a reason to confirm the parcel’s actual planning information, especially if you are considering exterior changes or expansion. It is not a determination of what work will be approved for a particular home.

Before attaching value to a renovation idea, take the address and a clear project description to the relevant city staff and design professionals. Distinguish the home as it exists from the home you hope to create.

Westlake or a San Bruno neighborhood?

If your search also includes Mills Park or Crestmoor, compare the same travel destinations from each address. Daly City BART and San Bruno BART are different starting points; choose based on your whole journey rather than assuming a city’s station settles the commute.

For sellers, describe the specific Westlake setting, documented layout and included parking clearly. Use photographs and a floor plan to explain living levels rather than letting buyers infer them from the room count.

Is a coastal-zone reference a promise of an ocean view?

No. Planning context and a residence’s outlook are different matters. Visit the home, review its orientation and surrounding setting, and verify any material view-related claims separately.

Westlake questions

Are all Westlake homes the same style?

No. The neighborhood’s mid-century history is useful context, but homes can differ in layout, ownership, alterations and condition. Review the specific residence and its records.

Is a Westlake address automatically close enough to walk to BART?

No. Test the exact route and station entrance against your needs. The broad neighborhood label does not establish a walking time.

Is Broadmoor part of Daly City?

Broadmoor is an unincorporated San Mateo County community identified separately in Daly City’s planning materials. Verify jurisdiction for an address rather than relying on the mailing city alone.

Can I turn lower-level space into a rental?

Do not assume permission from the existing layout. Confirm the legal use and proposed changes with the city and appropriate professionals before relying on potential rental income.

Which school serves a Westlake home?

Confirm district coverage, current attendance policies and enrollment directly using the exact property address. A neighborhood name or nearby school does not guarantee assignment.

Market context, reviewed October 20, 2026

Use the San Mateo County market reports for dated county-level context. No verified Westlake sales series was available for this guide, so no neighborhood or building median is quoted. Ask John for recent comparable sales matched to the actual property, with the sale dates and source identified.
