A purchase at The Infinity involves two decisions: how the residence works for you, and how the building’s shared responsibilities fit your ownership plan. Look beyond a view photograph to the documents, floor plan and recurring costs.

The Infinity’s location and building context

Project architect Heller Manus identifies The Infinity at 300 Spear Street in San Francisco’s Rincon Hill neighborhood, between the Financial District and the Bay Bridge. Its project description reports 650 condominium residences. Read the architect’s project profile.

Use the building name and exact residence address together when reviewing a listing. The architect’s project address is not a substitute for the legal description or the address of the unit you plan to buy.

Amenities: architecture versus current operations

The architect describes an indoor pool, a health club, a community room, an event/theater space and a landscaped central courtyard. That is a description of the project, not confirmation of today’s operating hours, access rules or condition. Obtain current information from management and visit the amenities before relying on them in your decision.

Ask which facilities are included in assessments, whether reservations or guest limits apply and whether planned work will affect use. No assurance of continuous availability is made here.

Compare the actual residence

Compare floor plans, usable furniture layouts, storage, natural light and outlook from the unit itself. A photograph taken from another residence cannot establish your view. Consider privacy and sightlines during both daytime and evening visits, and ask about nearby projects through the appropriate public records.

Test the route from the entrance to the residence and parking, and confirm move-in procedures, delivery arrangements and any costs that matter to your plans. Verify parking and storage rights in the sale documents; do not assume they are included because another unit has them.

HOA dues, rental rules and special assessments

Request the current unit-specific assessment statement, budget, reserve information, governing documents and recent minutes. Ask what dues cover and what costs remain your responsibility. This guide does not quote current dues or assert the presence or absence of a special assessment.

If leasing flexibility matters, obtain the current leasing provisions and written clarification from management. Verify any restrictions, application requirements and amendments before building rental income into a purchase plan.

Financing and ownership costs

Have your lender evaluate the residence and project using the documents it requires. Ask your insurer to review the association’s coverage and your individual responsibilities. Those reviews should inform your budget before you rely on an estimated monthly payment.

For stock-based compensation, use the equity-compensation home-budget guide to prepare questions for your lender. It does not establish qualification for an Infinity purchase.

Selling at The Infinity

Position the residence within its own competitive set. Floor plan, outlook, condition, included parking and ownership costs may matter more than a broad citywide price figure. Organize the resale package and improvement records early so buyers can evaluate the offering clearly.
